Fire-Resistant Loft Ladder

Our fire-resistant loft ladder is made by Fakro from FSC certified pinewood timber, supplied with a fire-resisting hatch door (see below) and a painted metal handrail. The loft hatch door is white on the inside and outside.

Treads are fitted using dovetail joints for added durability, with safety grooves cut into them to prevent slipping.

To make climbing the ladder easier there is a comfortable space between the treads and the hatch door and the handrail is mounted on the ladder’s angle brackets. The bottom ends of the ladder are capped to increase the ladder’s stability and protect the floor from scratching.

The hatch is manufactured with fire proof materials and edged with an intumescent strip that swells under heat exposure to seal the hatch and provide a fire resistance of 30 minutes. The hatch fixings are not visible when the hatch is closed.

Trussed-RoofWhat are the building regulations for fire-resistance?

Every building must be designed and constructed in such a way that in the event of an outbreak of fire there is sufficient time to enable all occupants to escape.

Fire resistance is the length of time that a building can hold back a fire. A 30 minute fire-resistance is considered adequate for occupants to become aware of a fire and make their escape or for the fire brigade to arrive and rescue them.

A fire-resistant loft-hatch may be required in a flat or terraced property. It may also be required for rented accomodation or considered desirable for added fire precautions, such as when boilers are installed in the loft.

When a loft is converted into living space the building regulations for fire safety are quite complex and you are advised to speak to your local Building Control department. For example the regulations lay down requirements for protected escape routes, room layout and staircase construction. If there is limited space for a staircase an alternating tread stair or fixed ladder can be used. A pull-down loft ladder is suitable for a loft conversion adapted for storage but can’t be used if the loft is being converted into a living space.
